DESIGN DEVELOPMENT (3-5 WEEKS)
Initial Meeting
We begin by assessing the client’s site, budget and project requirements. This includes gathering input on the desired number of units, floor plans, sizes, exterior materials and overall style.Concept Drawings
Work with the client to develop a concept and schematic drawings to present to Lafayette Consolidated Government (LCG) for feedback.Pre-Development Meeting
We will coordinate a pre-development meeting with the client and LCG to secure preliminary project approval and proactively address any potential issues.Design Development Drawings
Our design development drawings include:Comprehensive code searches (covering city, parish and zoning requirements).
Identification of potential zoning and planning challenges.
Preliminary site layout, including development schemes for massing, site plan, open spaces and more.
Preliminary floor plans with overall dimensions.
Preliminary square footage calculations.
Preliminary elevations.

WORKING DRAWINGS (3-5 WEEKS)
Summary of Services Provided
Once the design development drawings are approved by the client, we will proceed with the preparation of detailed working drawings. These include, but are not limited to:Dimensioned Architectural Site Plan
Dimensioned Floor Planwith Partition Types
Opening and Finishing Schedules
Cabinet Layout
Schematic Building Plan for the Structural Engineer (service provided by others)
Base Floor Plans for Framing Plans by the Structural Engineer (service provided by others)
Building Elevations
Drawing Notations
Base Foundation Plan for the Structural Engineer (service provided by others)
Electrical and Power Plan (riser diagrams provided by others)
Product Literature
In addition to the above, we will also:
Coordinate drawings with consultants.Submit documents to Codes/Planning and Zoning.
Incorporate changes requested during the review process (at hourly rates).
Perform a final check and coordination of all documents before construction begins.

PERMITTING & CONSTRUCTION
Walls-Studio is responsible for managing the final permit approval process across all relevant departments, ensuring compliance with applicable codes and making any necessary revisions. Our team also coordinates the distribution of additional information requested by reviewers.
Following the review process, Walls-Studio provides finalized documents marked "FOR CONSTRUCTION" to proceed with the project.
Please note: The scope of work for the design team does not include any on site supervision.
