DESIGN DEVELOPMENT (3-5 WEEKS)
Initial meeting: Assessing your property. We’ll get input on desired number of units, floor plans, size, exterior materials and style.
Pre-Development Meeting: Coordinate a pre-development meeting with LCG to obtain preliminary project approval and get ahead of any potential issues.
Conceptual Drawings Include:
Complete Code Searches (which includes, but are not limited to: city / parish / zoning)'
Identify potential Zoning & Planning issues
Preliminary Site Layout (schemes for development - includes massing, site plan, open space, etc.)
Preliminary Floor Plans (with overall dimensions)
Preliminary Square Footage Calculations
Preliminary Elevations

WORKING DRAWINGS (3-5 WEEKS)
Once you are happy with everything, we’ll get into the working drawings.
Our Sets Include:
Dimensioned Architectural Site Plan
Dimensioned Floor Plan with Partition Types
Opening and Finishing schedules
Cabinet Layout
Schematic Building Plan for Structural Engineer (Service to be Provided by Others)
Base Floor Plans for Framing Plans by Structural Engineer (Service to be Provided by Others)
Building Elevations
Drawing Notations
Base Foundation Plan for Structural Engineer (Service to be Provided by Others)
Electrical and Power Plan (Riser diagrams provided by others)
Product Literature
We will also coordinate drawings with Consultants, submit documents to Codes/Planning and Zoning, incorporate changes after review (at hourly rates) and complete a final check and coordination of documents before Construction.

PERMITTING & CONSTRUCTION
Oversee final approval of permit by all departments for codes. Make any revisions necessary. Distribute any additional info needed by reviewers.
Provide Documents marked “FOR CONSTRUCTION” after review.
